Before doing this, I do plan on asking the local utility service to do an energy audit to make sure if there are indeed any air gaps/ insulation issues, they are resolved so that the tenants don’t feel like I am screwing with them (they are all TAW).

They would know the higher comp was because it had a basement even tho it was not listed, that kind of thing. bottom line, they can make deals out of thin air that a bad agent would botch up.one agent I'm working with is like walking through 18" deep mud.
