I am in a hot market and can buy a ton of very profitable deals I am just limited to capital for downpayment to do more then 1-2 deals a year.

Incredible they managed to not pay rent for over six months before getting kicked out.

Values went up 11% last year and it's the current hot area for the Jersey Shore. 

Now Boise is just as hot as Seattle.

We would have to see if there is a way to either install heating/hot water metering or repipe, then install meters.

That price is around $120 per for an electrician in my area to work.If they work in the hot summer, they charge more to be in hot attic, do it during the winter time a tad cheaper possibly at least in attic work.You need to ask questions, make them show they are licensed make them prove it some companies say they are licensed and have never been licensed.

You have to stand out someway, either making the apartment look incredible - which could be hard with a tenant) or being the best price.  

As for investing using BRRRR method the mark here is a bit to hot for that.
