People that overpaid for the property in the last 12 months that were hoping for 30% appreciation will feel it worse than the buyers that felt the market softening, therefore bought better deals, allowing them to walk in with equity instead of banking on appreciation.Secondly, I would add that the new homes being built are not going to help our rising inventory trends.

Condos scare me.  1. you compete with apartments with big pocket 2. condos are first to loose value and last to gain (university locations may buck this trend) 3 limited buyer pool as opposed to sf because of shared walls, no yard, everything houses have but apartments dont 4 I like to decide when and by whom my maintenance is done (often me).

I believe you may be able to export your results to MatLab which will enable you to break out some serious trends with relative ease - but I don't know your MLS so...A wholesaler I know uses listsource to select zip codes but I don't know anything about using that site.

In order to properly be prepared for a loan its best to get the below areas reviewed WAY in advance of ever needing the financing (12+ months in advance):- Schedule E (rental properties and passive income)- Profit and Loss - year to date - to make sure trending income is same as prior year and or higher otherwise we'll be using "worst case income year to date / total months to date"- corporate tax returns (1120 c corpporations or 1120s s-corporations)- underwriter will review the balance sheet to make sure there are no short term liabilities that will come due that could affect the "cash flow," of the corp or LLC/entity because if it does it means the borrower may not be able to pay the obligation thats being applied for etc.This is the reason why there is a need for stated programs is because most lenders are people persons and sales people not financial analysts.
