Don't wait for a realtor to find you a deal, it won't happen physically or value wise.Do a store front or service front, and a rental unit in back. 

Both can be found at your local office store like Office Depo/Office Max.

I think the challenge with this group of investors is they are taught from some guru who makes it sound like buying notes is the equivalent of going to the grocery store and picking an ice cream flavor (readily abundant and cheap).

Your local home improvement store probably sells a product similar to this one: https://www.homedepot.com/p/Ro... where you could just buy it off the shelf and "DIY" it.

I feel so bad for those in the hospitality/restaurant business.I went in to my favorite pastry store to get Lori a cro donut  Croissant/donut with maple topping  ( really for me) .

You’ll save at least 10% off the bat and they’re really wonderful to work when compared to the more expensive, faceless big box store treatment too many new investors think they have to do deal with (of have their contractors deal with).
