I am currently finishing “The Book on Rental Property Investing” @Brandon Turner and “Long Distance Real Estate Investing” by David Green.

Looking at a few properties in the area, but I’m not too familiar with Sacramento so it can be a bit challenging  although I don't want to speculate I think Sacramento has a unique growth influx: people moving from the north to escape the fires that destroyed many cities such as Paradise, an influx of people from the bay area who are taking advantage of the work from home policies many companies changed to and ran for more affordable pastures, as well as people from the central valley looking to come up to the "big city"No area will "stay up" once things "cool down" in theory right? 

If all that checks out, I would feel pretty confident in giving the green light here.There are services that allow you to run a basic background check by using a tenant's phone number, or their name and last known location.

I believe that Washington and Greene counties maintain a repository of properties that have failed to go at tax sale - they can be purchased at any time. 

As well as the green zoning, opportunity zoning, and potentially rezoning involving Bloomfield Twnshp.
