That's a pretty safe position.Otherwise their are tons of investment funds and JV opportunities where you can contribute equity and take advantage of someone else's expertise.

I agree with you....to a point...but this topic is perfect example of a lesson I learned from a past tenant that worked as an asset manager for several different multi billion REITs...I would  ask her about her world managing industrial and warehouse space for the REITs and one time she mentioned that in her company, and much of real estate business, there were two types of asset manager: First(like her) that was office/number/planning proficient and Second(like me), that was handy/technical/hands-on/field proficientI would offer that, one is not  better off being more of one than the other, they both need to have some overlapping abilities or to be able to overcompensate in their area of expertise.

Makes me sick.Most folks that need a simple trust that should be paying maybe 1-2k if it is customized for them.My situation is far more complex and requires special expertise from lawyers and CPA's as I own multiple businesses and a bunch of real estate.Though I know it will help my family tremendously, it's still tough to spend big money for things that will happen after you're dead.

There are certainly other areas to consider as well and with so many smart investors here on BP, I'm sure you'll receive some other recommendations.I would also suggest that you connect with a knowledgeable real estate agent who specializes in some of these marketplaces as real estate tends to be hyper-local and their expertise (which is usually free to you) will become invaluable throughout your decision making process.
