What areas of grass valley and Nevada city do you have your rental in ?

I suspect you did not expect it to not be sold in 19 months, but the timing has made it so that you are attempting to sell in a market that the fed is trying to slow down and trying to slow down more.Without an address I cannot evaluate on anything but the pictures. 

My opinion is as valuable as the next guys, but I suspect the Fed will continue to raise rates and reduce its balance sheet.

I think that with the Fed planning to increase rates 2-3 times this year, we should see some curving of the appreciation.

Also, maybe include the water bill and grass cutting as part of the landlord responsibilities if not already.
