I was fortunate to buy my first real estate after the crash in 09 and my house has appreciated 40%, so I'm not going to go out and get 100% financing on a bunch of stuff right this second speculating the upward trend will forever continue.

I forgot to mention, if I had to buy a fridge out of pocket, I was still going to have warranty company fix that old fridge, even if it cost a fortune.
