Should I stay or should I go, Now?

My family has been fortunate enough to have inherited a home and a small amount of funds, which I plan to use to invest. We plan to move into the house inherited, moving out of a house we currently own, through a VA loan.

We owe $370k on the house and it's worth around $405. The rent range for the property is about $2500, which would not offer the recommended  $200 cash flow after accounting for expenses and minor repairs.

My question is, should I keep the home to rent out clearing about $100 monthly cash flow, or sell at market value and reinvest the earnings in a property that would generate more cash flow?
