Everyone has their own opinion of that so it's not worth rehashing, but suffice it to say, from the bank's perspective a property owned by XYZ LLC with the loan guaranteed by John Doe personally is exactly the same thing as owned by John Doe with the loan in John Doe's name from a likely hood being repaid stand point.

Fast forward to today and realizing the amazing amount of time I spend DAILY not only coordinating projects (which if you can't stand, this is not a career for you) but what is maddening in when I'm simply the conduit to pass very minor bits of info between contractors and as we all know, screwing up on some seemingly minor piece of that info that for instance may seem very minor to myself and lets say the carpenter and electrician, BUT causes a MAJOR hang up for the plumber (and assuming you're pulling permits as I do, toss in an additional delay for the inspector to be re-scheduled and now this formerly minor point has just hung up a big part of a project for days, maybe longer.

Contrary to popular belief, market forces should keep me in check because if I have screwed up on my comparables or rehab estimate, other investors will not buy the property and I stand to lose both my reputation and EMD in the deal.

Hello Bigger Pockets people.I told you earlier in this thread to set goals.I stand by that advice if you’re not used to setting goals and living your life by those goals.Stop reading here if you’re that individual.IF you’re the type of person that has lived by goals for years (and there are many of us), I’m going to give you (what seems like) opposing advice.Do NOT set goals.Indeed, you need to know exactly what you want.Write that down.Make it crystal clear.But, when you write your steps for it, create a process-oriented system.If you want to purchase 10 rental units by the end of this year, that looks like a goal (though it’s not in the SMART format, but I won’t argue semantics at this point).That’s enough to start working on the “how”.How do you get there?
