What else would you do to mitigate the risk of environmental contamination that would cost more than the land is worth.Note that I am not concerned about minor contaminations that can be fixed for under $25,000.

Take out a lower(comparatively) rate CES for 6 months with plans of paying if off in full say after selling the asset.CES(Long-term)- Perhaps you're risk averse, and want a fixed rate long term, with consistent payments and don't have plans to pay off the note.

I'm eager to hear if other investors make it a priority to diversify into other markets (I think my neighborhoods in STL will continue to have demand, but nothing is a given), and if you feel there's more of a return to be had with the same amount of effort by scaling up into commercial properties or apartment complexes.
