You could certainly "be in the right" regarding getting screwed over by the builder but this is a situation that is going to be very very risk for a hard money lender - typically stay away from unfinished rehabs/builds due to running out of money.Your best bet I would say is to find a local private money partner (maybe as more of an equity investor) or to try to finish one first and then re-evaluate, instead of trying to borrow for rehab on both

Might come out green overall but it’ll be close.bonus: if you’re willing and capable to do an excellent t STR, which I would budget a good $40k-$50k on the furnishing/design/decor (more if you are outsourcing it all) AND are putting down 20%+, you’ll be able to have a very positive cash flow asset.

It's a beautiful property with a pool, picnic benches, and grill stations,  on 1/2 acre in a great part of town.The appraisal shows that with the value I've added, there is significant equity growth.The issue is that I am having a difficult time finding a lender who will help me REFI out of my hard money loan.

If they haven't owned the house for 15-20 years (with a mortgage) then they aren't gonna have enough equity for you to buy it as a flipper.

If you rented it out, youd make 800 a month, or 9600 a year ( lets assume paydown of loan pays taxes and capex/repairs insurance etc, maybe its more or less you know the numbers not me ) So if you have 225k of equity and make 9600 a year your return on equity is only 4.2% , maybe less.
