FWIW, it is fairly normal in Denver to have it listed as a 4 bedroom, and to indicate the non-conforming status in the comments.  

They’ll likely realize that they have it good with a landlord that is responsive and that they actually are paying a very fair price.Good luck, this business can pull on your heart strings at times.

I’m fairly new to this avenue of owning and managing properties.

My thought was to spend some time, using my license, learning the industry and gaining knowledge of the area, while generating the necessary capital to eventually go that route.I know the Arizona School of Business and Real Estate has job fairs every so often, and I believe the next one is at the end of the month, which I plan on attending.

Be aware of and use contingencies to ensure you're really getting the deal you want.

They already have high fees and property taxes, and there has been a fairly large exodus of population and businesses.   

It's all fair game, even if you're not the biggest fan of podcasts. 

But also consider that many Section 8 tenants work little to none, some haven't worked in years, and they will be home all day every day causing a lot more wear on a home than someone at work forty plus hours a week.I finally found a decent person who actually had a job, seemed fairly responsible, and was trying to get off of the government feedbag.

As others have said, process the eviction through your attorney and ensure your attorney is aware they are military.
