I bought this property as a flip, and the market crashed while I had it listed, so I've been renting it and waiting for the market to come back for about 9 years.I have had to deal with evictions, drug dealers, city code enforcement closing down, and now a mice infestation from the neighbor letting garbage pile up in their yard.I want out.After evicting a tenant from the house years ago, the place was trashed and I rented it to someone "as is" in exchange for lower rent.

We have been reading as much as we can and are getting ready to put our education to the test. 

They say the same thing to test pilots as they climb into the cockpit...

It is a small park but honestly, I want to start small, test my methods, perfect my systems (on-line and remote rent payments to answer one concern), add value, which will of course increase park value, then scale up.  

You are obviously good at test taking if your an RN/PM?

Thanks, Mark.the site is pretty general i did a quich search and all ive come upw so far is a test questtion re legitimacy of ira holding cd, true or false. no answer. still searching, and foreign cd constitutes another unknown. 

However you structure the ownership, with partners I would have a strong operating agreement or JV agreement that spells out exactly what happens in case of all the Ds:  Death, divorce, disinterest, drug use, default, etc.

tell yourself you can do it.... you are here to solve a problem....By calling sellers almost every day..eventually you will get the hang of it..just hang in there and keep at it ...everything will fall in place.. you are in a learning process..test what works for you and what doesn't work... good luck!!!!
