when i had all my section 8 rentals  ( few hundred of them) this was a constant.. hud rent of course on time but get those folks to pay the 50.00 copay was like pulling teeth.. so what are you going to do have a full eviction over 600.00 thats a loser late fee's would be the last of my worries as long as the house was not getting destroy or abused and everything else was good.

If nothing else was damaged/abused in the property I wouldn’t think tenant damage, whereas if many things were damaged I would. 

I got denied by gauranteed rate. it's a tough one for me. if i liquidate one home i pay off the credit cards but I pay capital gains and fees. if i refinance all properties I'll go from rates of 3.5% and 4.5% to much much higher but then I'll keep the homes.

Do I need to be preapproved, is there a chance I will be denied and stuck?

I have a primary residence I am seeking a Heloc on.  I also have rental properties that do not yet have 2 years worth of income.  The banks and local credit unions I have reached out to will not approve me for a Heloc...

He is on a month to month lease and I just gave him a 30 days notice of a non renewal of lease after he denied wanting to pay me a security deposit with his Augusts rent.

When I would bring these complaints up with the cleaner, she would generally deny the allegations or make excuses, and out of fear that I wouldn't be able to find someone else (or just putting my head in the sand and avoid the problem all together), I would defer to her and not push the issue.
