The tree service should have a licensed Arborist who can get the City out there to get you a Permit to remove the dangerous trees.

I understand that PR is kind of USA territory but kind of not - which will understandably turn people off from PR as an investment opportunity.

@Ronald Rohde - ThanksDensity: The location is in the City's extra territorial jurisdiction (EJT)without sewer so  need to use septic tanks which means each lot must be 1 net acre or more. 

I don't like the idea of being the owner of a "dangerous" tool that they may injure themselves with nor do I want to deal with repairs of such small items.  

Networking is part of the process; hearing NO or getting turned away because you are a new investor and not doing cash only comes with the territory. 

Tenants are known for dropping insurance right after showing a landlord proof of insurance.You may argue that you are not responsible for their dog, but even accepting a dangerous breed can put liability on you.

The other danger in markets where many new "turn key" buyers are drawn to like sheep are what I call rental farms.
