We tend to attract recent university or college grads to out unit, young people that are still looking for a less expensive place but are sick of living in houses with 4 other people.For the last 7 years we have had a nice chocolate brown laminate flooring down there but there's been some water damage in one room.

(On that subject I'd like to commend podcast for having kid friendly content as my son is usually riding with me, and I never fear him hearing something inappropriate or psychologically damaging.)In summary, you guys have fantastic content YouTube, Website, Forum, Podcast and I'm appreciative for the many contributors as well as an opportunity to come and share.

When you've got tenants in a property that wasn't built for multiple units, you'll generally have many more problems with noise transfer, causing you to have more frequent turns.

We were shopping for appliances for a 124 unit property in Houston.We decided not to go with "stainless" (really silver and black) due to the price and potential care issues and the market does not have a premium for these.We got a black appliance package for under $1100.Personally, I would stay away from refrigerators with ice makers as they cause more maintenance issues in the long run.
