The state only gives us a fraction of a point per transaction and you have to have quite a few points in addition to the 3 years here in Utah anyway.

In this case, do people typically list the ad with the base rent (so that it's competitive with other similar sized units in the market) and put the full rent amount with utilities included in the ad description?

It is listed as a "super conforming" loan and has very competitive rates, including PMI auto-removal at a certain balance pay down or bank appraisal paid for by the borrower.Is there any reason this won't work for an owner-occupied duplex?
