It has a strong and diversified job market and relatively high quality of life for the midwest.

I am also extremely interested in Portfolio loans, but I have zero contacts dealing with those types of loans.Finally, I have an 'excellent' credit score, no debt at all besides 5 other rentals at 75/25 LTV (all cash flow positive) and a job that I claim over 100,000 in taxes, and have three years of consistent tax returns showing that.

I am looking at doing some real estate on the side and weaning myslef off daily commute to a daily grind job. 

.- LLCs don't provide much anonymity. trusts do a better job at this.- i've heard of investors with a LOT of single-family homes structuring it so they have a few similar properties in each LLC, balancing it every so often so there is about 1m of equity in each LLC.

My clients there have done a really excellent job of producing cash-flowing properties, and there is a lot of growth in that area.

Also, how frugal can you be with the $185k W-2 income, could put X away towards the reno each month - it sounds like a longer-term project, so that could build up over time Yup I would personally never lend on a job like this mid project.. you dont know if it was done right if all the vendors are paid etc..
