I finally decided to go all in and get a coach to really figure this thing because it was like every where i went i would lose money or not get paid the money I was truly owed. it frustrated me to the point of just giving up all hope and never truly become what I was destined for.

When they moved out, we ended up applying most of their security deposit to getting the yard back into good shape, but that easily could have turned out as an extra expense for us.So, there are definitely things to consider before putting the tenant in control (as @John Warren also noted).

Hey John,  actually i made several transactions in Detroit under 80K before ARV, cuz of it i thought it possible.i checked a liitle and the south side not what im looking for (high crime rate and under the working class)however, with budget until 120K-150K before ARV, more or less, what areas of working class by north side do you recommend from your experience?
