Its a big business and has infected all of social media including Facebook,  Linkdin  and BP  and of course connected Investors they really are prevalent on that site.Google Lendinghome  they have a nice matrix on how they lend money and the pricing structure  this would be a template for reality on pricing and experience.  

Primarily looking at places needing cosmetic fixes - new bathrooms, kitchens, floors, and paint...then getting tenants in.My true expertise is in marketing and advertising - I've been running digital, mobile, and social media advertising sales for the last decade - and I am more than happy to lend a hand to anyone needing brainstorming, ideas, strategy, or just back-and-forth discussion in this area.

Perhaps if you can find someone who'll mentor you in exchange for some kind of service you can provide to them (Social media?) 

., "New - not yet contacted" or "Watch - unlikely to transact within 90 days".A field for "lead source" - Facebook, EDDM, PPC, door knocking, cold call, etc.A field to record prospect's website.A field to record prospect's social media accounts.  

But, aside from the fact that the country has successfully proven out the effectiveness and vast personal & societal benefits of working virtual, the financial, social and cultural leadership in certain parts of the country are absolutely driving people with means to depart certain localities and states.

From BiggerPockets, I hope to develop some lasting connections with people who are more knowledgeable than I (or less), and hope to pass this forward with any help I can provide along the way.What I hope to gain from BP in the future would be to learn about creating a stronger online presence through the use of different social media sites, learn more about wholesaling to diversify revenue streams, and develop different avenues to gain access to both multifamily and single family properties.  

@Wesley Sherow, networking more, sending a mailer, social media marketing, cold calling, or getting a print ad (perhaps NYREJ) are all ways to try to expand your sphere of influence. 

Social distancing will apply of course.

I collect paper forms, copy of drivers license, process them myself (eg check court website, social media, etc) and if I can't immediately weed them out, THEN send them to mysmartmove so that I have their SSN in case I need to report an eviction or send things to collections. 

From the amount of online social media and blog posts I come across, to the calls I receive on a weekly basis from investors who are in need of assistance, to the hardships I have directly experienced and sometimes still even do in our real estate businesses and on a rather consistent basis in the category of construction management, there is a concrete truth which is the reality that your rehab budget is always subject to change.
