I mean you can ask for $2 Million Dollars a day if you want, but the argument is going to be "We are making repairs you requested and now you are asking for compensation for being bothered that we are working on your requests?" 

If you have less, you might not even bother with that. 

If I were only making between $ 100 to $ 200 a door with a rental , I wouldnt bother .  

So far, as long as the lender gets the money regularly (think about setting up auto-draft), they don’t bother.

It is also expensive from the Realtors point of view, I cant imagine a person wanting to work so cheap $20-$50 per offer.I would think if I was working as a Realtor I would want to average $250-$300 per offer submitted or in other words get paid a commission at least 1 for every 10 offers submitted.If your Realtor is making a commission on only 1 out of 100 offers plus $20-$50 per offer, then their compensation is not anywhere close to what I would consider realistic and you are complaining that it would get expensive.ALSO your Realtor is going to run into the same problem you are having where the listing agent won't bother taking their call or returning their messages EVEN when they are working with a REAL buyer.

One told me that $1M is a really small portfolio loan which most people would bother entertaining.

So the Wholsaler who becomes an Agent can just put a bunch of properties on the MLS and not even bother finding a Buyer since someone else will if it's priced correctly.

Most estates don't want to bother with a short sale as there is nothing in it for them, and they will just let the bank foreclose.
