Medical office space is gold, if it's near a hospital, kinda hard to run that out of your parlor as the small town docs did 70 years ago.As to office space, I believe technology has changed how we work, how we office in many ways, but professionals who deal with the public will still need a meeting place.Example, a friend has an "employment agency" for bank executives, he meets them at the club but runs the business out of his home.

You can't control the types of potential deals that flow across your desk as a result, but some that do not fit my own parameters (personally, I'm looking for the "gold nuggets" and I have my own criteria for that, i.e., lots of equity/safety) I end up referring-- and, generally speaking, institutional buyers' parameters are typically not as stringent as my own as they are buying in volume.You do NOT need to know a lot about notes as long as you can FIND them.

There are requiremements, timetables, payment structures and other things to be done( I'm don't do 203k work so I'm not too familiar with the process) but with a little work any licensed, insured GC that can finance the job till the payments roll in can do the work.Of course if you find someone that does 203 work that might be easiest...but keep in mind if you have a personal contact with a contractor that is willing to learn the process that could be another route.I know about this because there is a website that touts 203k certified contractors and they charge you to tell you what you could learn for free from Govt websites....that and a gold star insignia for your website or biz cards if I remember correctly
