When I was 18, it would be cheapest rent possible, college it was finding a nice place, but when they would send the renewal letters with a slight rent increase, I felt upset and had no clue back then that they were running a business and their expenses increase.

hi allsend out letters mon got a call today motivated seller problem  2yrs behind on payments had a balance of 76k has an arv of 110k have not seen house on the inside seller says they updated bout 5 yrs back but only bathrooms and carpeting has a pool with half water in it owner says nothing wrong with itI told seller to talk to bank about a shortsale as they just want headache gone but not willing to do l/o or seller finance any suggestion on how to get it under contractwho talks to bank about shortsale seller or buyertks in advance

One of our tenants sent her a warning letter from their lawyer, and she kept quite for a while.we have also told her to call the police couple times, surely enough she never called.I think telling her to call police actually help the situation becasue her complains were based on no basis, and she probably don't want to get in trouble for calling police because of silly reasons.Our HOA has helped a bit too, a lot of time conflicts go directly to HOA, which save us some crazy phone calls and emails.for you, how was the noise level between the upper and lower level?

i dont think he is looking at commercial or commercial rates just yet.you are correct in your statement, but those rates are 5yr balloon and amort at 15 + 1.5% fee. this kills any cashflor on any deal unless you stole the property.i think what he is asking is "need conventional mortgage (30yr) for a fifth". i did that many times. 100% of the banks offer 1 mortgage. 90% offer up to 4. aabout 15-20% offer between 5-10. about 1-5% offer more than 10 (in house loans).my advise is start calling banks. i mean ALL BANKS!

I would read the NFA letter word for word and follow up with an EPA engineer under due diligence to validate everything that you have been told.
