I just finished reading "The Cold Hard Truth" by Kevin O'Leary from Shark Tank which I thought was decent.

A lock pertains to an interest rate guarantee for a period of time, a committment letter is an obligation made by the lender to provide financing....and it should have absolutely no contingencies except as to good title, any other "outs" taken by a private lender who gets cold feet willl leave you on the hook for default in a cash offer transaction.....

Although the market changes from time to time, Austin always seems "hot" or at least "warm" when every other market is cold.

It's a huge liability in cold climates as the tenants will never shut off the water supply in the winter causing freezing and potential water damage.

If you start working with them and find you can't manage their business style 2 months down the road on a 3 month rehab that last month can feel quite long while the weeks go by quickly.You'll get over your anxiety and excitement after some time.

Don't get me wrong, i'll keep trying, but i do not want to pin everything on it.I am not the greatest peoples person;Don't get me wrong, i'm not an anti-social weirdo but when it comes to things like cold-calling and door to door salesmanship, the ideas TERRIFY ME.

Which seem to always have the opposite effect.We do get cold weather in winter.
