Trying to figure out the name has turned into more of a task then I had originally anticipated.

I would see if I could get private funding or a hard money loan to buy a cheap fixer upper in a decent area (since I hear banks are hesitant when it comes to financing dilapidated properties) and use the 40K as working capital in case the repairs are more expensive than anticipated.

Trying to overcome fear as a newbie to investing and remove roadblocks to jump into this, I anticipate getting past the first purchase is the hardest part.
