Jacksonville as a whole is a very anti short term rental city.

Some of those "gurus" are scam artists, and many of them charge enough money for their "lessons" that you could just as well put that money into an investment.There are even BP subscribers who will tell you it's possible to invest with No Money, and they'll have tales to tell.

Scams of all shapes and sizes have increased within real estate lately. 

They also scammed my tenants who rented it sight unseen  - handing over the keys and running off without even a walk through.

@Jay Hinrichs You are the anti-turnkey.

So do a rent survey using the usual sites as the source (Craiglists, Zillow, Hot Pads, FB marketplace, etc.) paying particular attention to the cheapest units on any of those sites (realize outlier cheap units may be a scam and not really exist).

In establishing tenants' rights to continued occupancy of their rental dwellings the Anti-Eviction Act is remedial legislation deserving of liberal construction.
