Be especially mindful of any mold or moisture you see on the underside of the sheathing as this may indicate air leakage from the living quarters or a poorly ventilated attic.

Its like a happy riddle when you have choices, its fun to figure out.I kick myself many times for selling property all over LA over the years.But you have to look at your long term goals and what's important, no one knows what the market is really going to do over the next 3-7 years, its all up in the air, so best to plan for what you need right now.If you sell you get the homeowner exemption that is great you are taking money off the table and can invest in other markets - like AZ it's hot [ pardon the pun].

House hacking is the best way to get started in real estate investing, here is why:-Low cost of entry - FHA loans require a minimum of 3.5% down-Favorable interests rates - you can get locked in at a 4% rate with an FHA loan in today's market- Renovation work can be deferred in the unit you are living in (assuming you do not mind living in a unit with ongoing work) - this is beneficial for your cash flow as you can spread out expenses and it's beneficial as it reduces the pressure from deadlines.
