Esp when I discovered that the private lender was once a commercial RE agent who retired comfortably from 9-5 @ age 45.My first couple of deals were through the RE agent who found me 'run down' properties that were owner holds near the University & I rented every room & paid the mortgages weekly with cash.Looking back the best advice & deals I received was a direct result of one on one networking.Good luck

Some shingle colors just wouldn't go with some exterior color schemes.That being said, I'm a big fan of the 3D shingles and think they are absolutely worth the additional cost vs. a standard shingle.By default, I would say black 3D is probably the best universal shingle but I don't have any hard data to back that up :)
