@Dawn Anastasi  the reality is these lending schemes that just collect up front fee's and due diligence fee's have been around for as long as I have been in the business  42 years now.Its just now that the off shore folks are hammering us.. those guys are serial  in what they do and the word probably has spread around about social real estate networks and the easy targets.

Be sure to make any adjustments with price and time of lease period to align with semesters or temporary vacancy may be more costly.

Reason being, my widget worker probably isn't looking for temporary shelter unlike your 6 figure guy.

The place was spotless.Two other tenants we rented to were on temporary rental assistance.

Pretty soon you have to bring the hammer as no pays are spreading like a cancer.You file tons of eviction notices and all of the sudden everyone pays again.It will cost the tenant much more to move their stuff and put deposits than to pay the rent.Having a temporary problem is one thing when they can get back on track for next month.When they habitually make excuses it's time to cut the cord and let them go.It's like a bad home loan.If the lender can work it out they let them stay but if there is no chance of recovery they let them go.Everyone has life problems they have to deal with no matter who you are.I think you tried to help and hoped for the best.Sometimes people are destined to fail.

Or they can hire professional painters to paint the place with temporary colors of their choosing or permanent colors that I approve.

Tenants dont care for carpet like owners do...so carpet is always a temporary solution.

I'm also not doing RE marketing and fielding those types of calls; my day job is half time, but right now I'm also managing a couple rehabs and that has me preoccupied, though it's a temporary situation.  

The expensing provision is temporary, sunsetting after five years.

I now they don't want to separate from the dogs, but it is temporary and they need a better living situation for the kids.
