If this was me I would find out what similar places rent for in your area. call up commercial leasing agents in the area who know this space, talk to contractors, etc. 

You don't have to give him a reason and you could talk to a property manager if you want to hire them to deal with it. 

If it is a trend that seems to be escalating or continuing, give notice.

And by the way I am NOT talking about investor returns on completed deals.
