@Rachel Trimble it is expensive to move kitchens around but a living room is just a tv wall mount.

The one thing you can never tell, though (even after you've screened well), is whether your tenant shows you their best side and then after awhile, begins to lie their way through the rest of the lease.

Just remembered it was discussed at the local REIA small gathering.If I remember correctly, you can't pre-screen the tenants (they're being provided "as-is" so to speak). if I remember something else, I'll let you know

I bought a short sale multifamily building last winter and have been taking care of the deferred maintenance and increasing the occupancy with new tenants appropriately screened by my property manager.
