Unless the place is falling apart you will spend more that you will ever get back.Additionally most personal SFHs will not produce significant cash flow if any so you need to seriously evaluate the numbers before you decide to rent.

I do all of this for free as the county and state government has gone internet friendly and I have all of the sites bookmarked.All that is left is a walkthru of the property and an evaluation by an 'inspector' as to needed repairs.

County depending on how old the well is will have the well log or at least who drilled it.. and if they are still in business You can check with them as well.for me personally I would only buy a park with private utls if I knew that if septic system or well system failed there is public water and sewer i could tap into.Other states may not be as critical to all of this but Northwest has very specific rules that are quite ridged.
