I can’t really speak to DTI, etc… every bank has their own internal rules and they aren’t always constant… but I can tell you that a commercial lender will recognize rental income to help offset the debt that those properties bring onto themselves, whereas a residential lender wouldn’t (usually).  

I know you are looking for local advice, but being an international chat board if you post sone more specifics we can probably try to offer sone advice.  

I eventually ended up with a solid little portfolio that's chugging along nicely and producing enough income to start to go beyond the simple mom-and-pop DIY-landlord business model that we always, always knew limited us.So we invested in our first apartment building last year and international political circumstances finally allowed us to put together a good-sized, extremely solid and reliable renovation team of laborers and tradesmen.

Hello, I am also fairly new to Bigger Pockets, and am also very interested in international rental properties, primarily Mexico, Cancun most likely, but open to other areas based on ROI.  

I'd recommend either starting off with a LTR or working for/interning with a property manager to learn the ropes first.

Goes to show that you shouldn't assume someone is smart because they have a graduate degree, and do not assume that everyone in "high paying" professions such as law, medicine, etc, is high income.

We both love the town and could see us going there 4-5 times a year while renting out the rest of the time in Airbnb.We want our first international investment to be modest, so we are looking at Tulix in NW area of downtown by Black development group.
