I can’t really speak to DTI, etc… every bank has their own internal rules and they aren’t always constant… but I can tell you that a commercial lender will recognize rental income to help offset the debt that those properties bring onto themselves, whereas a residential lender wouldn’t (usually).

I eventually ended up with a solid little portfolio that's chugging along nicely and producing enough income to start to go beyond the simple mom-and-pop DIY-landlord business model that we always, always knew limited us.So we invested in our first apartment building last year and international political circumstances finally allowed us to put together a good-sized, extremely solid and reliable renovation team of laborers and tradesmen.

Goes to show that you shouldn't assume someone is smart because they have a graduate degree, and do not assume that everyone in "high paying" professions such as law, medicine, etc, is high income.
