Tulum possible investment
Hi,
I am a newbie member since beginning of this year, I had been for over a year to invest in PLaya del Carmen then thank you finding this awesome group I started looking into Tulum so I decided to go visit and see a couple of developments at the end of April. Tulum has a lot of growth opportunity, PDC I love but already happen people that invested there some years ago are doing well now properties on great location are too expensive. I am now debating between Mistiq Gardens II (trusted with a long list of developments) and Mennesses Tulum (very well known in playa and this is their first development in Tulum. If any of you know want to share your input if you know the area or the developments would love to hear it.

I'm more than happy to help you out if I can. However, I'm not sure it's a good idea for me to pitch one project against the other in a public forum. Even more so, I don't know much (if anything) about your objectives and I don't necessarily want to suggest a project is good or better than another when if I wouldn't necessarily invest into it myself and I don't know the details of the offering anyway.
If you want, feel free to send me a private message and let me know what your objectives are and give me more information on the opportunity you're asking me to opine on. I'm also happy to get on a call with you if that helps.
I totally understand that you love Tulum and would want to buy there after having visited the place! However, irrespective of the merits of the Tulix project, the location isn't good for short-term rentals. Your investment might be modest but your returns could be even more modest proportionately. It's cheaper for a reason. I know that you mentioned being priced out of Aldea Zama and La Veleta but there could be other solutions. To answer your last question, there have been issues but that's not the rule. You however better know who you're dealing with.
I don't want to make anybody feel jealous so feel free to send me a private message as well if you want. And I'm also happy to get on a call with you if it could help of course.
