It IS freedom and I encourage everyone to pursue RE if they want to change their life! 

Over the past few years this mentality has shifted, growth appears to be encouraged and the local government is ‘playing the game to win’ and winning they are.

Any constructive criticism is of course encouraged.  

I would highly encourage you to pursue rental properties prior to getting into flipping.

I would encourage those looking to learn more about specific property risk to visit the flood risk evaluator which can review elevation certificates and flood zone determinations for mistakes.

I don't know what nationality you are, but if you're American (most BP-ers are), then I would strongly encourage you to consider deploying capital in the US before doing so in Japan.For markets - I think you hit the big ones. 

I would encourage you to structure your offering in a manner that discourages investors from wishing to transfer their interests to the greatest degree possible.
