However, if you have their approved and it's signed in the lease that you're able to do those things, then by all means employ your strategies, knowing that now you mostly likely take on all the risk if some Airbnb renter doesn't pay or damages the property or gets injured on the property, etc...Just make sure everyone is all clear and in agreement, in writing, before you get into any creative situations.

Explain they aren't paying 4 separate security deposits too,  I don't care about getting 4 checks I just tell them the deposit is for all damages and if one moves out they need to settle the damages among themselves.

These cabinets become damage after a water leak occurs and the tenant doesn't say anything until months after the leak.The Fix:I spray flex seal (rubber in a spray can) inside every cabinet with a water line inside; this will protect particle board "wood" base from negligent tenants.

Had I known the lines were disassembled, I could have called a plumber in advance.  3) Inspector failed to document a lot of 'minor' damage to the property including flooring that was 'unglued' due to water damage (I knew there was a plumbing leak, but inspector indicated it was in the kitchen; actually the leak was in the bathroom).
