I've read about syndication and the concept of buying more doors to have more cash flow instead of SFRs.

I am completely new to the concept of investments and investment property (and new to this site).

Then read it again until you know the concept and math better than your childrens' names :D Kidding aside, this looks like a perfect route for you on paper, I strongly encourage you to pursue this path.I would recommend to stay in the same area as your existing properties, if possible and desirable.

I say 20% equity bc loans that have less then 20% equity require PMI and a 2nd mortgage at a higher interest rate.If you didn’t understand the concepts or terms I used the next step is google and you tube them until you have a good grasp.
