In the state of Ohio if the property is in an LLC you MUST hire an attorney to represent you.Once you file the paperwork, the municipal court will schedule a date as well as send out mail, certified mail and typically send a baliff to make contact with the tenant.

And If you don't have enough info on the property listing, do you contact the agent for more info prior to an offer?

Unfortunately I don't have any contacts in that area but if you drop a couple city names in a forum post you might set off someone's key word alert.

I recently contacted a local bank to talk about re financing options but they said in order to refinance the property needs to be owner occupied.

The last few companies I've contacted don't go into this much detail.
