Time erases a lot of mistakes in real estate - IE if you can afford to hang onto something long enough you'll usually find the appreciation washes out all but the most egregious errors. 180k, if you're in a good neighborhood, is a pretty low housing cost these days and probably ripe for appreciation (caveat: I think turning a 3/1 into a 4/1 wasn't really a good strategy; people who have actual money want more bathrooms especially as house size increases).

We walked the job prior to closing to get a bid and a handful more times after to ensure everyone is on the same page - exterior power wash, paint, landscaping, removing a massive redneck deck, all new windows, new countertops, sinks, appliances, all new bathrooms, there wasn't a room we weren't going to touch.So we ended up acquiring it for just over 117 with a reno bid of 45 and we excitedly ripped a 9500 down payment check to get this show going.The project got started and we were seeing progress.

I have been looking for a solution for laundry in my 4 unit and I found this Shine pay bluetooth hardware/phone app that will let tenants scan a qr code to pay for wash or dry cycles in regular residential machines.
