and am looking to create a list of recurring maintenance activities to make sure I'm keeping the property in the best shape possible - and to avoid having key capex items fall into disrepair and incur repair costs that could have been avoided.For context: the property manager I hired will be conducting two inspections each year, where they'll coordinate a time with the tenants to visit the property in person, take photos and video of the inside and outside, and send back a report/checklist of how the property looks and if they feel repairs are needed.I'd like to hear BP's feedback as to whether A) I'm missing any key maintenance activities or B) I have things listed here that are overkill and probably not worth the $.

@Devante Boll I just use a composition notebook that I buy at Dollar Tree and whenever I receive the cash rent I put a check mark next to the address, then I take all the cash and throw it in an old Amazon box and once the box gets full of cash I take a photo of it....

So, the total move-in costs (not including pet fees, if applicable) would be $2475, all paid prior to lease signing.Also, we would need copies of the two most recent pay stubs and photo ID for all applicants aged 18+ (I can scan at the showing) to begin the verification process, which only takes a few days.Since choosing a place to live is a very personal decision, please feel free to do a “drive by” of the property, located at 123 Main St, so you can get a “feel” for the neighborhood.
