We often find opportunities to make Conventional work, which means a rate that's likely 1% less, no prepayment penalty period (most but not all programs have such), less risk of the deal falling out due to a low rent estimate from the appraiser, and less chances of your offer getting rejected due to it being "other" type financing.

Many of the tax professionals on this forum are not "cheap" but can make a good fee for fixing situations where investors relied on poor advice from cheap advisors.My conclusion is to interview a few and go with a professional that you feel comfortable with no only their fee, but also their personality, their experience, their reputation, and their willingness to not only advise you as you start your journey but provide education and planning for what type of investor you want to be. 

Curious if the state of NH has any regulations on this type of residency transfer like if Im required to register my vehicle there and get a new drivers license or any other information that needs to be updated with my new "residency".

Maybe you're just not ready for this type business or could find a way to figure it out on your own.Alternatively, look at medical doctors.

Offer wellness gatherings if there's an event space and bring in influential life coaches/yoga types.
