So use a online site like zillow or realtor . com to find the comps then go look at the county site for what they sold for.

I own 4 total units of rental property.  

So the primary mortgage will be $575, I'll be paying $250 to my family member, and trash, tax/ins will be about $200 for a total of $1025.

You can find all kinds of contracts online, but any seasoned investor (and real estate agent) would strongly encourage you to have it reviewed by an attorney prior to use.Oftentimes, off the shelve documents work fine... until something goes wrong and then all bets are off.

I have 5 properties, 27 total rental units that have needed a ton of work each. 

My thinking, however, is the management fee would be cash flow for now since I plan to self manage, rents will be corrected and increased by $300/month total making for a likely potential of $530 in cash flow.
