I would recommend you look at OffList property tax sales.  

Have you looked into what rates you can get on just a hard money loan and how does that compare to the APR on this card?

I am an investor first but I also am a realtor and private money lender.

My lender just informed me that my seller concessions exceed the relevant closing costs (including points buydown) and that the money left over will be a “wash”.

What about contesting taxes?

I’m interested in doing long term rentals using the BRRRR strategy, but curious to learn what others are doing.As mentioned you can do a BRRR but do not expect to get all your money out of the deal and have it cashflowing.

Lent out money to a very close friend of mine and someone I trusted implicitly.

Looks like a waste of money for a marginal improvement.
