@Dustin BentonBill beat me to the answer:  Dining room or fourth bedroom depends on your target clientele and your market - whether you are planning flip or hold.As an example - if we are rehabbing a house in universityville to be used as a student rental, a fourth bedroom would be the best use.

My wife and I also have a crap load of student loan debt (approx 580k @ 7%), does it make sense to pay that off before investing or is that just limiting my future income by doing that?
