@Bruce Lynn  I don't think its a clerical error.. the error was the in the recording of one document ahead of another.. thereby putting one ahead of the other when it was not suppose to be.I know when I used to do this I would send escrow instructions.

However if they do management too you have incentivized it for them because if they did let someone in bad they will have more work ahead if they have to evict someone and they will get no money for that.

Is there such a thing a being to prepared for the journey ahead?

I agreed to give her full design power over the project, we made some decisions as a group but for the most part she just had the go ahead to make the final decisions on anything design related.

If you did this with all 3 units at once, it would still take a year to be ahead of the curve but you would have that one month where you had no income to pay any of the bills and would have to find $3000 for the renovations.

And it would cover what happens if someone wants to sell and another doesn't, how profits are split if you do sell... all that good stuff to try and get ahead of any kind of issues that may arise later.
