Market rents are $250-300/month under market for the area so basically the owner shows a small loss on their Schedule E with depreciation.Pushing the rents to market rate would make the deal a great one in the long run but what do you offer on the property now ?

And, yes, insurance appears on IRS Form Schedule E:I, of course, and not a tax professional, and am not up to speed about what might be unique to your particular situation that prevents being able to write these things off.But you might want to consider hiring a better tax guy, if you're being told that you "can't ever" write off property taxes!

Take a camera, any work you find schedule it to be done, YOUR handyman needs you to go with.. so get in there so he know's what your concerned about, next time you can send handyman by himself but this time you both go.
