:)Our budget may be a bit higher for exterior siding - the gutters haven't been functional for a while and we found more damage to the manufactured wood siding than we were expecting.  

IMO, the "hotter" the area, the worse it is for a rental, since the price you can get for rent as a function of purchase price is low.

In a year if the market changes and I need to find a new tenant I will do the necessary repairs that it would need since money is tight and I need to budget for other functional things in the property.

When active investment managers find an investment alternative that will provide a more favorable risk/reward in the future (w/in your risk tolerance), they rotate into the better investment.    

I think the site needs both new users and experienced users to function properly. 

My best advice is to use the search function, read up, listen to the podcasts, and then ask specific questions.
