its a 7000 SQT free standing building 50 parking  in a small town with about 4500 people  its on main street right now is restaurant bar with 1 more year lease tenant  would like to stay NNN lease 4500 month asking 568ktax 14000 year owner owes 375k mortgage he paid 500k for it 2004how much should I pay for it and what things do I need to look out for and whats the riskplease help me !

Also causing the furnace to shut off, on limit making it kick on and off constantly putting more wear and tear on parts. 

For now I've been in the restaurant management biz for about 8 years now and boy do I want out.

Sometimes I get the b-box valve turned on in the public parkway where here in Chicago the mains are shut off to each house (shh don't tell) and then check the house pipes for leaks but that is rare.

They did not fine them but they shut them down.
