Hello BP, I'm currently in search of a single family to close on in the next 60 days located in the 32225, 32246,32224, and 32256 zip codes I'm looking for at least 3/2 1300sqft 2 car garage priced below $200k that  would require rehab/renovation or possibly turnkey. 

If you pull a HELOC ona  rental and use it to renovate that rental, deductible as improvement/acquisition debt on that rental. 

It's hard to renovate I a single family while living there but more possible with a duplex triplex, etc.

Hello Everyone,I'm working on a tech startup focused on streamlining the renovation and rehab process of residential homes.

Also, save up money; buying and renovating real estate with zero cash is nearly impossible to do. 

DOes it have to be an investment loan (putting 20% down) because we may want to keep some of the money to put more into the renovations.

Here's where I'm currently at with my real estate investing:- We have a 50/50 partner who is willing to fund our next few flips providing about 95% of the funds for acquisition and renovation.- But I am lacking in the deals department right now.

I've combed the area, but seems like I may have been late to the party as a good portion of the homes seem to be renovated. 

you paid $152k but what is the all up cost including renovating etc.And how much cash did you put in it? 

For me, it was very much How to Study in College but after that, it was another lucky find, an old book called Profits in Buying and Renovating Homes by Lawrence Dworin that got me into rehabbing houses for rent, and then still later in personal finance, it was very much The Millionaire Next Door by Stanley and Danko.
